Permit application and issuance
After examining and ensuring the building rights for the property, we prepare a permit application and submit it to the municipality for approval. This process requires collaboration with a structural engineer and other consultants (such as a surveyor), and building permit fees, to be determined per project. Expect back and forth exchanges between the municipality, architect, and client until all required forms, drawings and stages are completed. This process may span several months. We'll oversee this process until all necessary permissions are obtained. Following approval by the municipality, the permit will be issued, greenlighting the commencement of construction. Note that all submissions are subject to municipal approval.

Construction Drawings
Once the layout is finalized, a comprehensive set of construction drawings for the contractor will be prepared. These drawings will include detailed plans such as the building/framing plan, electric plan, lighting plan, plumbing plan, and floor tile layout plan, ensuring clarity and precision in the construction process.

Design Enhancements and Management
We schedule a time to visit showrooms together to choose the ideal selections for your space, including tiles, sanitary fittings, furniture, accessories, and more. The chosen selections will be incorporated into the construction drawings and give the finishing touches to the design.

Construction Management
Managing every part of construction to ensure it's done well, on time, and within budget. This involves monitoring the execution of the design, conducting on-site visits as necessary to ensure that the layout and design are progressing in accordance with the plans. Note that this focuses on layout and design elements and is not instead of a project manager.

Delivering a finished project that not only meets but exceeds your expectations, ensuring every detail is crafted with precision and care, resulting in a final product that is both visually stunning and functionally flawless.
